Inspiron Management Helps to Build Epicenter of Community Positivity
Iron Peak Sports & Events, the hub for sports, events, entertainment, and recreation, celebrated its grand opening in the New Jersey area. The facility offers more than 200,000 square feet of space that serves sports clubs, event organizers, and participants. More importantly, Iron Peak is the epicenter of positivity for local communities.
This incredible, state-of-the-art complex is a unique training and competition facility unlike anything before. Hillsborough and the surrounding areas are able to enjoy year-round recreation with their friends and family in the community. This opportunity is due to the impressive buildout completed by G Williams Group, LLC and spearheaded by the Owner Representative team at Inspiron.
The Role of Inspiron Management as Owner Rep
Inspiron’s function was to supplement ownership’s capacity to manage the complex development. Inspiron guided and organized the design and build effort around the time-cost-quality model. At the same time, Inspiron was tasked to balance the budget while including the client’s wishes for specific programing.
The goal was to understand and identify any blind spots that could derail the construction effort, especially during COVID-19. The Owner Rep team, led by Alen Gershkovich, worked with Eric Gatti at the G Williams Group, LLC and the great leadership of Gregg Wilke at Ownership, to clearly outline the path to opening the facility. The task was to complete the design and construction of the outside sports fields, an inside dome, sports complex, and amenity spaces.
An Owner Rep Orchestrates Success
As Owner Representatives, Inspiron conducted the orchestra of stakeholders to ensure communication was accurate, timely, and relevant between all parties including ownership, the general contractor, designers, consultants, and the township.

The objective with Iron Peak Sports & Events was to identify where the project stood with Schedule, Budget, and Quality concerns. While there is always an intention to balance all three parameters of the development, two tiers often win out.
Schedule
The focus was to keep the team on schedule to open the facility on time. Inspiron took apart the schedule, line by line, and evaluated supply chain risk given the COVID-19 pandemic. The team was able to proactively manage required materials and labor on the project. With a deep dive into each trade and material supplier, Inspiron fully understood the hardships that everyone was going through.
Inspiron was tasked with thinking outside of the box and it worked, as the team got all required critical materials to complete the job. Without the required materials, the project would have been dead in the water. Inspiron led the team, but the hard work was performed by GWG, designers, ownership, and the township. All parties worked hand-in-hand during a difficult time on a logistically complicated build.
Budget
Inspiron worked with Ownership and the construction team to verify each cost and understand where overruns may exist. Transparency was the goal. Fortunately, the sophisticated contracting team clearly understood that Inspiron’s role was to assist and support them.
Daily coordination between principals and stakeholders ensured that everyone put the time and energy to see the project through its successful completion. “Trust but verify” was an important mindset. The team focused on going directly to the source of any promised item, whether a cost or material delivery date, to make sure the direct data point was being gathered from the actual trades and suppliers.
Quality
Inspiron worked with an amazing team at the Hillsborough Township and they provided great support during the COVID-19 difficulties. From being on calls to scheduling inspectors and moving their schedules to accommodate changes, Inspiron was amazed at their willingness and dedication throughout the entire process.
The Inspiron Management Touch
Inspiron was able to guide the project’s completion and align everyone’s expectation of success to the opening date. All efforts were directed to a specific date that all parties, including the township, contractor, designers, and suppliers worked towards.
Concentrating on transparency and proactive communication, the job was to ask the 3rd and 4th questions to foresee potential issues and ensure information is accurate. There were certainly some tough conversations, but they were private, respectful, and centered on the project’s success.
Aligning Goals to Breed Success
Inspiron’s role was to clearly understand the client’s needs and, given our expertise in the construction and development industry, protect the client’s interest. The best way to do that is with honest and sometimes tough upfront conversations with the stakeholder(s). Everyone on the project understood that while tasked with leading, the owner rep is here to assist.
Inspiron is not always an expert in the specific task that any one of the stakeholders is performing. To be effective, roles must be respected, trust must be present in all activities, and each decision must be made in the project’s best interest.
